Worli Slum Redevelopment: 17 Acres To House Thousands In Modern Towers

One of Mumbai's most ambitious slum redevelopment projects has been launched in Worli. Spanning 17 acres on Dr E Moses Road, this mixed-use development will include eight towers to rehouse slum residents, towers with free-sale flats, a hotel, and a shopping mall. Residents from three slum settlements-Jivan Jyot Nagar, Shree Swami Vivekanand Nagar, and Mata Ramabai Nagar-along with project-affected persons (PAPs) from Veer Jijamata Nagar, will be provided new homes as part of the scheme, according to a Hindustan Times (HT) report.

The land, owned by the Brihanmumbai Municipal Corporation (BMC), will also include civic amenities such as a sewerage purification plant, a solid waste management facility, a dispensary, and a playground.

Compensation For Eligible Residents

So far, 3,200 families have been identified as eligible for rehabilitation, with assessments for the remaining residents ongoing. Eligible slum families will receive 405 square feet of apartments, an upgrade from the basic 300 square feet standard under the Slum Redevelopment Authority (SRA) scheme. PAPs will also be rehoused in apartments of the same size, ensuring they receive suitable accommodations within the project's premises.

"We aim to create a development with a mix of residential, commercial, and community-focused components, spread across 4 million square feet," said Shahid Balwa, vice-chairperson and managing director of Valor Estate in the HT report. Construction is expected to begin in late 2025, with completion targeted within six years as per SRA regulations.

Eligible slum families will receive rent of Rs 22,000 per month for three years, with an extension of up to two years if delays occur. PAPs from Veer Jijamata Nagar will receive Rs 32,000 per month as compensation.

Overcoming Legal And Development Hurdles

The redevelopment journey began over two decades ago, in 2000, but faced multiple hurdles, including legal challenges and delayed agreements between stakeholders. In late 2023, Prestige Group acquired Lokhandwala Infrastructure's stake, paving the way for the project's execution.

Residents expressed mixed emotions as the bulldozers moved in to clear the settlements. "This project is the fulfilment of a long-cherished dream," said Chetan Kamble, a PAP from Veer Jijamata Nagar in the same report. "After years of uncertainty, we are finally looking forward to living in safe and modern homes."

As construction gears up, the redevelopment promises not only improved living conditions for thousands of residents but also a modern, integrated urban space in the heart of Mumbai.
