Mannat Property History and Ownership Details

Mannat, the luxurious residence located in Mumbai, spans over 2,446 square metres. Shah Rukh Khan and his wife, Gauri Khan, officially leased the property in 2001 through a registered agreement. The property, which has since become synonymous with the actor, holds significant value both in terms of its heritage and its cultural prominence.

As per state policy, the Khans were required to pay 25% of the ready reckoner price for the transfer of the property in March 2019. This amounted to roughly Rs 27.50 crore, a payment they made in accordance with the regulations at the time. However, an inadvertent mistake was made by the government in the calculation of the conversion fee, which led to the actor paying excess fees, as reported by Hindustan Times.

The Unintentional Error and Refund Process

The error stemmed from a miscalculation by the government, which based the fee on the value of the bungalow rather than the land on which it stands. According to sources, this led to an inflated fee being charged during the transfer process. After the mistake was identified, Shah Rukh Khan will now be refunded Rs 9 crore, which was the excess amount paid due to the miscalculation.

The refund comes as a significant development for the actor, whose property Mannat has been a part of his iconic status in the entertainment industry. It is a long-awaited resolution to a complex legal and financial issue involving one of the country's most beloved actors.

Mannat's Heritage Status and Structural Modifications

Mannat is classified as a Grade 3 Heritage bungalow, situated on a 99-year lease from the Bai Khorshed Bhanu Sanjana Trust. Despite the heritage status of the property, Shah Rukh and Gauri Khan constructed a multi-storey annex behind the main bungalow, as government regulations prohibit structural changes to the primary heritage building, as per media reports.
