Bengaluru Property Owners Struggle As BDA Delays e-Khata Issuance

The Bangalore Development Authority (BDA) is facing criticism for delaying the issuance of e-Khata, causing significant inconvenience to landowners. Over the past month, there has been a surge in demand for e-Khata, with landowners struggling to navigate the process.

The Revenue Department has made e-Khata mandatory for the sale and registration of plots. However, the BDA has yet to streamline the process, citing delays due to ongoing software development. This has created hurdles for landowners, as they are unable to secure loans not only for the sale and purchase of plots but also for building plan approvals, educational loans, and medical loans by mortgaging their properties.

Mandatory e-Khata Bengaluru Property Owners Left Waiting Amid BDA Website Software Updates

Many affected individuals have demanded exemptions from e-Khata requirements for loans taken against mortgaged properties for health and educational purposes. They have also urged the authorities to establish an online system to expedite the process.

Previously, applicants could obtain e-Khata for BDA plots or buildings through the state government's Seva Sindhu portal. The process involved uploading documents such as purchase or lease deeds and khata, followed by a visit to the respective BDA office for document verification and e-Khata issuance. However, landowners report that this system is no longer operational.

BDA officials have assured that the software update to manage the e-Khata process entirely online is underway. "The government's e-Governance Centre (CEG) is handling this development, and the service will be made available to customers soon," stated BDA representatives.

In a related development, the BDA has announced a flat fair to be held on December 14 at Kaniminike Layout. The event will take place from 9:00 am to 5:00 pm.

Under the housing scheme, 2 BHK and 3 BHK flats will be available for purchase. Departmental officials will arrive at the venue by 8:00 am with necessary documentation, and representatives from various banks will be present to facilitate spot loan approvals. Prospective buyers can explore and purchase available flats during the fair.

These initiatives aim to address some of the immediate housing needs of Bengaluru's residents, but the ongoing delay in the e-Khata process continues to pose challenges for landowners across the city.
