Mumbai Parking Rules: Experts Urge Focus On Redevelopment, Not Restrictions

Mumbai's parking issues continue to worsen, prompting the state government to consider a new rule requiring proof of parking space before purchasing a car. While this proposal aims to reduce traffic congestion, housing experts believe the solution lies in revising housing policies and promoting cluster redevelopment, as per a Lokmat report.

Experts suggest that integrating cluster redevelopment for old Chawl structures and Cess buildings could provide ample parking space for residents. Dr. Surendra More, a housing expert, pointed out that combining plots during redevelopment could resolve the parking crisis and improve urban living conditions.

In areas like Girgaum and Grant Road, many small plots, ranging from 400 to 600 square metres, host buildings with ten to twelve storeys. These buildings often house 35 families but fail to offer adequate parking, forcing residents to park on the streets. This lack of planning during construction has led to congestion, particularly in densely populated areas of South Mumbai.

Dr. More emphasised that redevelopment of old, unsafe buildings in clusters would create larger spaces for parking and other amenities. "If redevelopment of Chawls and dangerous structures is carried out collectively, it will solve parking problems effectively. Priority should be given to South Mumbai for cluster redevelopment," he explained according to the same report.

The proposed vehicle ownership rule is seen as a short-term fix, while experts advocate for a broader focus on housing policy. "It is unfortunate that parking policy takes precedence over housing policy," Dr. More added, highlighting the need for a sustainable and long-term approach to urban planning.

By prioritising cluster redevelopment, the government could simultaneously tackle housing shortages and parking issues, making life easier for residents in congested areas. As the conversation continues, experts and residents hope for a policy shift that emphasises thoughtful urban development over restrictive parking rules.

This solution, experts argue, would provide the dual benefit of decongesting streets and improving living standards across the city.
