Patna’s Patliputra Ashoka Site to be Transformed into 5-Star Hotel Under 90-Year Lease
Kumar Infratrade has secured a lease for the redevelopment of a 5-star hotel at Hotel Patliputra Ashoka in Bihar. The project aims to enhance tourism infrastructure and attract global hotel brands.
In a significant step toward boosting premium tourism infrastructure in Bihar, leasehold rights have been granted to M/s Kumar Infratrade Enterprises Pvt. Ltd., Patna for the redevelopment, operations, and maintenance of a 5-star category hotel at the iconic Hotel Patliputra Ashoka site, Beerchand Patel Path, Patna. The lease is for an initial period of 60 years, with an extension option of another 30 years.

The awarded land parcel spans approximately 1.5 acres and is poised to be transformed into a landmark luxury hospitality destination in the heart of the city. The selected agency, Kumar Infratrade, has already initiated final-stage negotiations with three globally recognized hotel chains: JW Marriott, Hyatt Regency, and ITC Hotels. One of these leading brands will soon be finalized to operate the hotel, which will feature a minimum of 100 rooms.
According to the terms outlined in the Request for Proposal (RFP), the selected bidder is required to enter into an Operations & Management (O&M) agreement with an experienced 5-star hotel brand before signing the final concession agreement. This must be completed within 150 days of receiving the Letter of Award (LOA).
As part of the financial commitment, Kumar Infratrade will pay an annual lease premium of ₹7.57 crore (exclusive of taxes and levies) to the Bihar State Tourism Development Corporation (BSTDC), which will escalate by 10% every five years. Additionally, the bidder is mandated to pay the Minimum Reserve Value (MRV) of ₹28.5 crore over 11 years, with an annual interest of 9.5% on any outstanding balance.
Crucially, the existing structure of Hotel Patliputra Ashoka will be demolished to pave the way for a brand-new 5-star hotel complex. The new construction will strictly adhere to the specifications and quality standards laid out by the Ministry of Tourism, Government of India.
This ambitious project marks a major milestone in the state’s efforts to attract high-end hospitality investments and position Patna as a modern urban center with world-class amenities for tourists, business travelers, and international visitors alike.
