Shivarama Karanth Layout: Pending Works to Be Finished in 3 Months, Says BDA

The Bangalore Development Authority (BDA) has set a three-month deadline for engineers to complete pending road construction, pipeline installation, and other essential works in the much-awaited Dr. Shivarama Karanth Layout.

The layout, divided into nine sectors, has seen partial progress. While 50% to 60% of work is complete in different sectors, key infrastructure such as main roads and water and sewage pipelines remain unfinished. Streetlights have been installed in some areas, but 40% of the overall work is still pending. The deadline aims to ensure all necessary developments are completed within three months.

High Demand for Plots in Dr. Shivarama Karanth Layout

Dr. Shivarama Karanth Layout, located in North Bengaluru, is highly sought after, especially since BDA had not developed any new layouts after Kempegowda Layout. However, several issues, including land acquisition disputes, have delayed the project. Allegations that plots were allocated without resolving legal concerns led to a temporary halt in notifications. The matter remains in court, and once an order is received, BDA will be responsible for providing the required infrastructure to allot the plots.

Over 30,000 Plots Available

The layout consists of over 30,000 plots, of which 16,000 to 17,000 will be given to farmers who contributed land for the project. Among these, around 4,000 are corner plots, and 3,000 are on sloping terrain. The remaining 7,000 to 8,000 plots will be available to the public.

The demand for plots has driven up prices significantly, with land rates in the layout now reaching ₹4,900 per square foot-twice as high as previous BDA layouts.

Plot Allocation to Begin After Court Clearance

BDA President N.A. Harris stated that most work in the layout is complete, with only minor tasks remaining. He assured that these pending works will not delay plot allocation and that applications will be invited as soon as the court gives its approval.

With the deadline in place, Bengaluru residents eagerly await the completion of the layout, which is expected to provide much-needed residential plots in the city's northern region.
