Shivaram Karanth Layout Sites In Bengaluru: How To Book BDA Sites? Application Process, Price Details
Bengalurians, who have been dreaming of buying BDA sites, have an opportunity to own their plots. Yes, 10,000 sites will be up for grabs at Shivaram Karanth Layout, Deputy Chief Minister DK Shivakumar announced on Wednesday.
BDA Site Booking: Start Date & Last Date To Submit Application

The application process to book the sites in the northern Bengaluru area will begin on January 25. Although there are 10,000 sites, 9500 sites will be earmarked for farmers, who lost their land. As per a report in The Times of India, nearly 18,000 people from 17 villages had given land for this project. The last date to submit applications is February 24.
"The layout is coming up on 3,069 acres of land. Around 18,000 farmers have lost their land. We will be allotting the sites to the farmers on priority basis. They will be compensated with developed sites. There are around 4,750 corner sites, which will be auctioned at a later stage. The remaining 10,000 sites will be allotted to the public," Deccan Herald quoted Shivakumar, also Bengaluru Development Minister, as saying at a press meet.
What Is The Price?
The plots will be available for purchase at Rs 4,900 per square foot. Although specific details such as the sizes of the plots on sale are not currently available, it is believed that a majority of them will have dimensions of 30 feet by 40 feet (30*40).
However, the price is said to be expensive considering that the price for the BDA-allotted sites used to range between Rs 2,200 and Rs 2,400 per square foot.
Shivakumar said, "The price may be on the higher side as farmers need to be compensated for the land they have given up for the layout. The government is not making any profit out of this. Unlike private layouts where open space is limited to 45%, Dr Shivaram Karanth Layout has an open space of 58% including roads, parks, civic amenity sites and a stadium. In fact, around 25-30 acres have been identified for a stadium, which will be built on the lines of Kanteerava Stadium in the central part of the city."
Payment
The pricing is set at Rs 4,900 per square foot for sites of all dimensions. For instance, a 30x40 site will amount to Rs 58.8 lakh. In accordance with BDA rules, applicants must submit an initial deposit equivalent to 12.5 per cent of the total site value within one month of applying. SC/ST applicants are required to make an initial deposit of 5 per cent.
However, nine banks have been identified for loan issuance.

Those interested can submit physically as well as online. The BDA is opening kiosks at all its offices across the city to accept applications.
How To Apply For Sites?
To begin, login into the online portal of the Bangalore Development Authority (https://institute.bdabangalore.org/#/signin).
- Register your account
- On the subsequent page, complete a registration form, entering details like your name, father's name, mobile number, address, Aadhar Card number, PAN Card number, etc.
- Upload all relevant documents during the form submission.
- While filling out the form, select the option for a specific flat based on a first-come, first-served basis.
- Proceed to submit the required fee.
- Subsequently, the applied-for flat will be reserved for online applicants.
- Please note that the application process begins on January 25.
