KR Puram, Whitefield: Bengaluru's New Hotspots Where Namma Metro Purple Line Drives Up The Cost of Living

The eastern Bengaluru areas of KR Puram and Whitefield are currently undergoing a surge in real estate activity, driven by the introduction of Namma Metro's Purple Line in October and a renewed push for employees to return to office. Real estate agents are witnessing a surge in rents, with increments of at least 20%, and property prices are soaring, surpassing a remarkable 30% escalation in just six months.

"Demand has surged, pushing prices up," explains Anurag from Prop Realtors. "After a gradual post-Covid climb, metro connectivity has delivered a major boost. Just six months ago, Sarjapur Main Road properties hovered around Rs 7,000 per square foot. Now, they're at Rs 11,000."

While flats and villas from established developers are hotcakes, ready-to-move-in options are scarce. "People prefer big names but must invest, pre-book, and wait," Lokesh Machappa, MD of Dreams Realty told DH.

Bengaluru's Metro Stations Drive 20% Rent Hikes, Defying Trends

Metro proximity significantly impacts both rent and price. "Landlords near stations are demanding 20% hikes, a sharp shift from the usual 5-10% annual increase," shares Sandeep, a Singayyanapalya metro area store owner. Machappa confirms, "Rent increases across the board, but proximity to stations dictates the percentage climb."

PG Dilemma: Rent Doubles in Bengaluru, Residents Feel the Pinch

Even Paying Guest (PG) accommodations are capitalizing on the trend. Many are squeezing an extra person into twin-sharing rooms or simply cranking up rents. Gagan Shetty, an IT professional residing near Hope Farm station, laments, "My PG doubled the rent this year after two years of stability."

Locals express concern about the high demand leading to the construction of massive PG-worthy buildings, potentially altering the neighborhood character.
