Final E-Khata: Step-by-Step Guide To Access Your Bengaluru Properties Without Aadhaar

The Bruhat Bengaluru Mahanagara Palike (BBMP) has streamlined the e-Khata application process for property owners. Now, residents who aren't immediately selling or transferring properties can download a draft e-Khata and finalize it at their convenience. For those without Aadhaar, the BBMP accepts other identification documents, allowing applicants to submit alternative government-issued IDs to the Assistant Revenue Officer's office, such as:

If a property owner needs to complete the e-Khata process urgently for a sale or transfer, they can contact the BBMP helpline to expedite their application.

To apply for an e-Khata, residents need the following details:

1. Registration Certificate Number from the Sub-Registrar's office
2. Property Tax SAS Number from BBMP's tax records
3. BESCOM 10-digit Account Number, optional for vacant plots

Application Process

1. Download Draft e-Khata: For non-urgent applications, property owners can download a draft e-Khata first.
2. Submit Information Online: When ready, additional information can be submitted online to receive the final e-Khata.

Online Application Requirements

To complete the e-Khata application online, users need to provide:

  • Registered Deed Number from the Sub-Registrar's office (ancestral properties are exempt)
  • Property Tax SAS Number from BBMP tax records
  • Aadhaar Number, if available, through eKYC
  • BESCOM 10-Digit Account Number, optional for vacant properties

While additional documents are not mandatory, the BBMP advises including them for accurate classification as A-Khata or B-Khata.

For those who prefer in-person service, Bangalore One Centers and the Assistant Revenue Officer's office also offer e-Khata assistance. Furthermore, individuals without Aadhaar can apply for their e-Khata by visiting the Assistant Revenue Officer's office with an alternative ID, such as a Driving License, Passport, or Voter ID Card.
