e-Khata Drive Begins in Bengaluru: BBMP to Distribute Draft Khatas Door-to-Door

The Karnataka government introduced the e-Khata scheme in 2024 to prevent property fraud and ensure transparency in property transactions. However, confusion persisted around its issuance. To address this, the Bruhat Bengaluru Mahanagara Palike (BBMP) launched an e-property website. Munish Moudgil, IAS, BBMP's Special Commissioner (Revenue), successfully developed this initiative to simplify the Encumbrance Certificate (EC) process, making it easier for Bengaluru property owners to obtain e-Khata.

To apply for an e-Khata online through the BBMP e-property portal, follow these steps. First, visit the BBMP e-property website and enter your phone number to receive an OTP for login. Next, select your ward name or number from the available options on the website. Ensure that this matches the number on your property tax payment bill. After verification, you'll see five options: Property EPID number, owner's name, assessment number, property address, and book number.

Essential Documents for E-Khata Application

Applicants need five key documents for obtaining an e-Khata: a registered property deed, a self-assessment scheme property tax receipt number (found on the left side of the bill after tax payment), BESCOM RR number, a GPS photo of the building or apartment, and BBMP Khata (A or B). These documents are crucial for a smooth application process.

Starting July 1st and lasting a month, an e-Khata campaign will distribute draft Khatas door-to-door. The state government and BBMP encourage property owners to participate in this initiative to secure their properties against fraud. Bengaluru Urban Development Minister and Deputy Chief Minister D.K. Shivakumar assured that officials and workers would assist citizens during this campaign.

Simplified Process for Senior Citizens

The new system also benefits senior citizens by simplifying access to e-Khata services. According to reports by DH, senior citizens can now easily obtain their e-Khatas without hassle. This user-friendly approach aims to make the process more accessible to all age groups.

The digitisation of book numbers on the BBMP e-property portal includes details from physical BBMP registration books. This integration ensures accurate record-keeping and easy access for users seeking information about their properties.

In future phases, similar initiatives will be conducted across all wards in Bengaluru. The aim is to provide comprehensive support and guidance through government officials and volunteers during these campaigns.
