Bengaluru Property Owners Can Now Convert B Khata to A Khata Online, Here's Step By Step Guide

In a significant move, the Karnataka government has introduced an online portal to convert 'B Khata' properties to 'A Khata'. This initiative is expected to benefit over 600,000 property owners in Greater Bengaluru. The launch was officiated by Deputy Chief Minister D.K. Shivakumar. Additionally, the government has waived the requirement for an Occupancy Certificate (OC) for homes built on plots up to 1,200 square feet.

The new system also allows direct acquisition of 'A Khata' for new plots. Property owners with land up to 2,000 square metres can apply online through the portal. To begin, users must log in using their mobile number and OTP at the official website. They need to enter their final B Khata EPID number and verify their Aadhaar details.

Application Process for Larger Properties

For properties exceeding 2,000 square metres, owners must engage a registered engineer or architect. Applications are submitted via the designated portal. Required documents and CAD drawings should be uploaded along with a Rs. 500 initial inspection fee. Flats are not eligible under this scheme.

Once the application is submitted online, a site visit will be conducted for verification. If approved, applicants will need to pay applicable fees. Following this process, a Single Site Approval Certificate, drawings, and 'A Khata' will be issued.

Steps for Smaller Properties

For properties up to 2,000 square metres, after logging into the portal, owners must confirm the plot location and road type in front of it. Both converted and non-converted sites are eligible to apply; however, flats are excluded from this scheme.

The municipality will conduct a site visit for verification purposes. A fee of 5% of the market value is required as a single site approval charge along with other fees. Once these steps are completed successfully, 'A Khata' will be automatically granted.

This initiative aims to streamline property documentation processes and provide ease of access for property owners in Bengaluru. The government's efforts reflect its commitment to improving urban governance and facilitating smoother transactions for residents.

How to Apply for B-Khata to A-Khata Conversion

For Plots Up to 2,000 sqm:

• Login using your mobile number and OTP at: https://bbmp.karnataka.gov.in/BtoAKhata
• Enter the EPID of your final B-Khata and fetch details.
• Complete Aadhaar authentication of the owners.
• Confirm site location and the type of road in front of the property.
• Both converted and unconverted sites are eligible (flats not eligible).
• Print the acknowledgement.
• City Corporation officials will visit the site for confirmation.
• Pay the single plot approval fee at 5% of the guidance value of the site along with other applicable charges.
• Once verified, a Single Plot Approval and A-Khata will be automatically issued as per eligibility.

For Plots Above 2,000 sqm:

• Contact a registered architect or engineer and apply online at: https://bpas.bbmp.gov.in
• Upload all required documents and CAD drawings.
• Pay an initial scrutiny fee of Rs. 500.
• Submit the application online (flats not eligible).
• City Corporation officials will conduct a site inspection.
• On approval, pay the applicable fees.
• Receive Single Plot Approval Certificate, drawings, and A-Khata as per eligibility.
