BBMP Parking Tax Revision: Bengaluru Property Owners to Pay Less?

The Bruhat Bengaluru Mahanagara Palike (BBMP) has proposed a revision in parking space tax rates for both residential and commercial properties in Bengaluru. This move aims to address disparities in tax collection and create a standardized system that reduces the financial burden on property owners.

New Parking Tax Structure

Under the revised tax policy, residential properties will be charged Rs 600 per annum for a parking space measuring 150 sqft, while commercial properties will be taxed Rs 1,125 per annum for the same area. This is a significant reduction compared to the previous system, where parking taxes in commercial zones were calculated based on "Unit Area Value," often resulting in rates up to 50% higher than those now proposed.

BBMP Chief Commissioner Tushar Girinath stated that this revision is a response to public concerns regarding high parking taxes in commercial areas. The new system ensures a fairer distribution of tax liabilities while simplifying the calculation process.

Why the Revision?

Previously, non-residential buildings were charged Rs 13 per sqft for parking spaces, leading to an uneven tax structure. Residential parking tax was based on 25% of the property tax, a method that has now been revised to 20% of the parking space area (Rs 2 per sqft), totaling Rs 600 per year. For commercial properties, the tax is now set at 25% of the parking area (Rs 3 per sqft), amounting to Rs 1,125 annually.

This change is expected to bring uniformity to tax collection while addressing concerns raised by property owners. However, BBMP revenue officials estimate a potential revenue loss of Rs 60 crore, which they believe will be offset by a more streamlined and efficient tax collection system.

Public Feedback Invited

To ensure transparency and public participation, BBMP has invited property owners to share their opinions or objections to the proposed tax changes. A seven-day window has been provided for stakeholders to submit their feedback following the draft notification issued on Sunday.

The BBMP's parking tax revision is a significant step toward balancing tax collection and easing the burden on property owners. By introducing a simplified, uniform tax structure, the civic body aims to create a fairer system for both residential and commercial spaces in Bengaluru.

With the proposal now open for public input, Bengaluru's property owners have a chance to shape a more equitable tax policy that benefits all stakeholders.
