Mah Govt to give single window clearance for property redevelopment

Mumbai, Sep 4 (UNI) Yielding to the long-standing demand of the Property Redevelopers Association (PRA), the Maharashtra Government will now provide a single-window clearance for 32 different types of No Objection Certificates (NOCs) required from BMC for submitting a redevelopment proposal under the Renewal Scheme under Rent Control Act Sec 33 (7) of the Development Control Regulation (DCR), 1991, according to a PRA statement here today.

The GR in this connection was issued by the State government on May 30 this year.

At present, there are 7,000 members of the PRA that comprise architects, developers, tenants and house owners. This will provide a ray of hope for the 20 lakh tenants comprising more than 60 per cent of the population living in 19,642 old and dilapidated buildings in Mumbai.

In the notification, the State Housing Development Department has also announced that a special committee, under the chairmanship of the Municipal Corporation of Greater Mumbai's (MCGM's) Director, Engineering Services and Projects, will meet every 15 days and clear the redevelopment proposals.

In 1999, the government had introduced a scheme, whereby the landlord and the tenant can form a co-operative housing society for the redevelopment of their old and dilapidated 'A' category cess buildings. The NOC is granted accordingly by the MBRRB (Mumbai Building Repair and Reconstruction Board) after the Municipal Corporation approves the plans of the proposed buildings.

Welcoming the GR, PRA president Haresh Mehta said, ''This will accelerate the pace of redevelopment, encourage private participation in lieu of the mammoth investments required and aid the transformation of the island city as an ultra modern city.'' He hoped that the government will accede to the other demands of PRA.

Claiming the notification as a big boost for to the redevelopment of south and central Mumbai, PRA general secretary and spokesperson Pujit Aggrawal said that the permission will help bridge the gap between the grant of permission from the competent government authority and the beginning of the redevelopment work of the old and dilapidated buildings in the area.
