UDH Ministry notifies new Mixed Land Use policy for Delhi

New Delhi, Mar 28 (UNI) Responding to concerns over court-ordered sealing of shops in residential areas, the Urban Development Ministry today notified a new mixed land use policy for Delhi.

According to the seven-page notification, mixed use will be allowed on ground floor in residential plots facing streets/roads of minimum 18 metres width (13.5 metres in rehabilitation colonies and 9 meters in special area and villages).

''All the mixed use streets identified/notified in the respective zonal plans shall continue. Further mixed use streets could also be identified and notified by the concerned local body/DDA'', the notification said.

In post master plan (1962) residential plotted schems, mixed land use shall be permitted on the basis of local area plans to be prepared by DDA in consultation with Resident Welfare Associations where mixed use may be restricted only on roads/streets external to the colony, it added.

Trade activity involving hazardous, inflammable or polluting substances would not be allowed in the residential areas, it said.

Retail shops of building material, automobile repair shops, storage godowns and warehouses, junk shops, liquor shops, printing dyeing and varnishing units have not been covered under mixed use.

Mixed use shops would be allowed only on ground floor and no enchroachment would be allowed on the streets.

Professionals such as doctors, lawyers, architects, designers etc would be allowed to work from any floor subject to 25 per cent of the floor area of the dwelling unit or not exceeding one floor in case of plotted development.

Pre-primary schools, nursing homes, guest houses, banks and fitness centres would be allowed in residential premises on plots of a minimum size of 200 sqm facing a minimum road width of 18 metres.

Banquet halls would be permitted in residential plot size of 330 sq metres facing a minimum 18 metre wide road.

A conversion fee shall be charged from the beneficiary as decided by the concerned authority from time to time, the notification said.
