New Noida Expansion Gains Pace As DNGIR Land Acquisition Likely Soon Across 80 Villages Near Jewar Airport

The Uttar Pradesh government has stepped up preparations for the development of New Noida, officially known as the Dadri-Noida-Ghaziabad Investment Region (DNGIR), as the launch of the Noida International Airport in Jewar draws closer. The ambitious urban expansion project, planned across 80 villages in Dadri and Bulandshahr, is expected to enter a crucial phase soon, with land acquisition likely to begin by May or June.

The Uttar Pradesh government is advancing preparations for New Noida (DNGIR), a major industrial city planned across 80 villages in Dadri and Bulandshahr, with land acquisition set to begin May/June, supported by the upcoming Jewar Airport.

Authorities say the groundwork for the project has already advanced significantly, with the Master Plan 2041 in place and the process of finalising compensation rates for landowners nearing completion. Once land for the first phase is secured, work on the new city is expected to begin without delay.

Land acquisition process likely to begin in the next two to three months

With the Jewar airport expected to become a major economic driver for western Uttar Pradesh, officials believe the timing is right to push ahead with the long-planned New Noida project. The government is now preparing to begin land acquisition within the next two to three months, with the process likely to start in May or June.

According to officials, the compensation rates for farmers whose land will be acquired are currently being finalised. This exercise is expected to be completed in April, paving the way for the next stage of the project.

Authorities are leaning towards a hybrid land acquisition model, which is seen as a more flexible and practical approach for a project of this scale.

Hybrid model likely to be adopted for acquiring land

Under the proposed hybrid model, land can be acquired in two ways. The authority or a private developer can directly purchase land from farmers through mutual agreement. At the same time, the district administration will retain the option of acquiring land through the formal legal process under Section 4 and Section 6.

Officials indicated that the hybrid model is likely to be preferred, as it offers more scope for negotiated settlements while also preserving the administrative route if required.

The first phase of land acquisition is expected to begin near the junction of the Eastern Peripheral Expressway and GT Road, particularly in areas around Jokhabad and Sanwali. These locations are considered strategically important because of their proximity to key transport corridors and the wider airport-linked development zone.

New Noida to be developed as a major industrial city

New Noida is being planned as a large-scale industrial city, rather than simply an extension of the existing residential and commercial zones in Noida and Greater Noida. The idea is to create a specialised investment region that can support manufacturing, logistics, warehousing and allied industries, while also benefiting from its proximity to the upcoming airport.

The project has been formally named the Dadri-Noida-Ghaziabad Investment Region (DNGIR) and is intended to emerge as a major growth centre in the National Capital Region.

Officials said the city will be built across land from 80 villages in Dadri and Bulandshahr, making it one of the most significant planned urban expansion projects in the region in recent years.

Population of around six lakh projected for the new city

Authorities estimate that New Noida will eventually have a population of around six lakh people. Of this, nearly 3.5 lakh are expected to be migrants, highlighting the employment potential and industrial significance of the project.

This projected population mix suggests that the city is being designed to accommodate not just local residents, but also a large workforce likely to move into the region as industries and businesses begin operations.

The scale of migration expected also underlines the importance of strong transport links, residential planning and civic infrastructure in the city's development model.

Extensive road network planned to improve regional connectivity

To support future growth and ensure efficient movement across the new urban region, authorities have planned a detailed road network featuring three categories of roads.

The proposed road infrastructure will include:

  • Arterial roads stretching 40.68 km
  • Sub-arterial roads covering 98.34 km
  • Sector roads extending 126.09 km

These roads will connect to a major 130-metre-wide grid road that will run through the middle of New Noida. This central corridor will begin from Dadri and move towards Khurja, serving as a key spine for the city's internal and external connectivity.

At the Khurja end, the road will branch into two separate routes. One route will continue towards Khurja, while the other will provide direct connectivity to the Noida International Airport in Jewar.

Officials say this infrastructure layout is being designed to ensure that industrial clusters, educational institutions and residential sectors remain well connected from the outset.

New Noida to be developed as a special investment region

The entire New Noida project is being planned as a special region, with a focus on long-term industrial and economic growth. By combining airport-led development with improved road connectivity and large-scale land planning, the Uttar Pradesh government aims to create a new urban and investment hub that can ease pressure on existing NCR cities while opening up fresh opportunities for businesses and residents.

With the airport project nearing launch and the land acquisition process moving towards execution, New Noida is now entering a decisive stage. If the timeline holds, the coming months could mark the beginning of one of the most important urban development projects in the state.
