Final E-Khata: Easy Steps To Access Your Bengaluru Properties In BBMP’s New Portal

Bengaluru's municipal corporation, the Bruhat Bengaluru Mahanagara Palike (BBMP), announced that all existing khatas in its records have been registered, and over 21 lakh draft e-khatas are now accessible online for citizens to download anytime.

A khata certificate is a vital legal document in Karnataka that verifies the ownership details of a property. It contains important information, including the property's size, area, and location, and applies to both residential and commercial properties.

To combat fraudulent transactions, improve transparency, and boost property tax revenue, the Karnataka government has made e-khata mandatory for property registration across the state. This is made possible by a contactless, online e-khata issuance system.

BBMP has recently initiated a test run of the new system, which is already operational in approximately a dozen districts, including Chitradurga, Raichur, Bagalkot, and Chamarajanagar, as part of the Rural Development and Panchayat Raj Department's E-Swathu program for rural properties. In urban areas, property registrations are being piloted through the E-Aasthi initiative in select districts.

How to Access and get Your final E-Khata:

1. Visit the Portal: Access the draft e-khata at www.bbmpeAasthi.karnataka.gov.in.
2. Submit Required Documents for Final E-Khata:

  • Sale deed or registered deed number: Automatically obtained from the Kaveri portal.
  • Encumbrance Certificate (EC) from April 2004 onward: Enter the EC number to fetch it from Kaveri.
  • Property tax application number: 10-digit code.
  • Aadhaar eKYC of owners.
  • BESCOM connection number: 10-digit code.
  • GPS coordinates and property photo.
  • Supporting documents for A Khata: If unavailable, a declaration can be made.

After the documents are uploaded, the system automatically verifies the information and issues the final e-khata.

If the information provided is incomplete, incorrect, or if any objections are filed, citizens will need to consult the assistant revenue officer (ARO) in their jurisdiction. A seven-day window is available for filing objections to draft e-khatas, which will be reviewed by the ARO and resolved accordingly.
