Bengaluru Property Tax OTS Scheme Deadline Pushed to September 30

The Karnataka government has extended the one-time settlement (OTS) scheme for property tax defaulters in Bengaluru until September 30.

Initially, Deputy Chief Minister and Bengaluru Development Minister D.K. Shivakumar had announced an extension of the scheme until August 31. However, a new order issued on Thursday further extended the deadline to the end of September.

The Bruhat Bengaluru Mahanagara Palike (BBMP) had introduced the OTS scheme in February, with an original deadline of July 31. The scheme allows property tax defaulters to clear their arrears while benefiting from a waiver of 50% of the penalty and interest on the overdue amounts.

Out of the 3.95 lakh property tax defaulters identified when the scheme was launched, 1.07 lakh property owners had taken advantage of it, contributing a total of ₹217.5 crore by July 31. However, many property owners who attempted to make payments on July 30 and 31 encountered server issues, leading to demands for an extension of the deadline.

Helpline to help citizens pay tax dues under OTS scheme

According to the BBMP, only about 80,000 out of the 4,00,000 property tax defaulters have utilized the One-Time Settlement (OTS) scheme.

Property owners without a Khata can now submit their applications online through the official portal by uploading the necessary documents. Upon submission, they will receive a provisional tax number, which can be used to pay the property tax. Revenue officials will verify the documents and issue the Khata within three months. Any excess amount paid will be adjusted against next year's tax.

How to Avail the OTS Scheme:
Login to the BBMP Portal: Property owners must access the BBMP's property tax SAS system using their mobile number and OTP.

Enter Sale Deed Details: They must input the registered sale deed or transfer deed number. The Kaveri-2 system will then retrieve the property and owner details, along with the encumbrance certificate.

Input Property Details: The user needs to provide property information, including a photograph, GPS coordinates, and address.

Verify Owner Details: The owner's Aadhaar details will be compared with the purchaser's name from the Kaveri-2 system.

If Matched: The owner can proceed to pay the property tax.
If Mismatched: The case will be referred to an Assistant Revenue Officer (ARO) or designated officer for further examination and decision.
Create Temporary SAS Number: Once verification is complete, a temporary SAS (Self-Assessment Scheme) number will be generated for the property tax in the system.

Complete Payment: The owner can then enter property usage details in Form 3 and pay the property tax, including any applicable interest and penalties under the OTS scheme.
