BBMP Clarifies Parking Tax System Reduction: What's Changing for Bengaluru Property Owners?

The Bruhat Bengaluru Mahanagara Palike (BBMP) has clarified that the proposed reduction in property tax rates for parking spaces is not a new tax but a move to encourage the creation of more vehicle parking spaces across Bengaluru. On Monday, the BBMP explained that it is reducing and standardising the Unit Area Value (UAV) rates for parking areas, which is part of an effort to rationalize property tax and alleviate financial pressure on property owners.

BBMP Clarifies Parking Tax System What s Changing for Bengaluru Property Owners

The BBMP's statement comes in response to confusion and misreporting in the media, which incorrectly suggested that a new parking tax had been introduced. The municipal body emphasized that citizens have been paying property tax on parking spaces for decades, and the recent proposal only aims to reduce, standardize, and rationalize these rates.

Current Property Tax Rates for Parking Areas:

Since 2008, property tax on parking spaces has been calculated at 50% of the property tax rate for the building in which the parking space is located. This has resulted in property tax rates for parking spaces as high as Rs. 12.50 per square foot for commercial properties. On average, the rate has been Rs. 7 per square foot for commercial parking areas and Rs. 2.1 per square foot for residential parking areas.

Proposed Changes to the Parking Tax:

The BBMP has now proposed reducing these rates to a flat Rs. 3 per square foot for commercial or non-residential properties and Rs. 2 per square foot for residential properties. The revised rates are designed to make parking more affordable and to encourage the creation of additional parking spaces in Bengaluru, which is facing increasing traffic and parking challenges.

The Proposal is Not Yet Implemented:

The BBMP clarified that the proposal is still in the draft stage and has not been implemented yet. However, based on citizen feedback, the BBMP is considering further reductions for residential parking spaces. The final decision on this matter will be taken after further consultation with the state government.

BBMP Acknowledges Revenue Loss:

The BBMP also acknowledged that under the existing tax structure, the city has been losing approximately Rs. 40 crore of the Rs. 211 crore it collects annually from parking areas. The reduction in rates is expected to further decrease this revenue, but the BBMP views it as a necessary step to make parking more accessible and affordable for residents and businesses alike.

Public Urged to Ignore Misinformation:

BBMP has urged the public to ignore rumors and misinformation circulating in the media, clarifying that the intent behind the changes is to ease the property tax burden on property owners, not to introduce a new parking tax. Citizens are encouraged to take advantage of the proposed tax reductions when they are implemented.

The BBMP's initiative is part of an ongoing effort to improve Bengaluru's infrastructure and manage the city's growing demand for parking spaces.
