Mixed Land use necessary for Delhi: CII
New Delhi, Apr 12 (UNI) Confederation of Indian Industry (CII) today welcomed the notification issued by the Urban Development Ministry on mixed land use in residential areas.
This would meet the growing requirement of commercial space for the trading community and citizens of Delhi, it said in a statement.
The provision for selective permission based on community needs, environmental impact and provision for safe and easy traffic circulation and parking was a step in the right direction.
However, unless the provision was implemented strictly in accordance with the notification, it could have an adverse effect, cautioned CII.
Quick identification and implementation of mixed used streets on the basis of condition laid down in the notification (traffic/Parking studies) would help in implementing the notification in its true spirit, it said.
The care taken to not include the heritage buildings in the mixed land use notification was commendable and would help preserve the sanctity of the environment surrounding the heritage structure, it added.
However, CII suggested that the government should come up with a similar effort for the market/commercial places which were primarily built for commercial activity by allowing total commercial usage on all floors.
Currently in many market places, the ground floors were used for commercial purposes while the upper floors were being used for residential purposes.
CII's recommendations was that government should step in and give across the board permission for commercial usage of upper floors by charging a 'conversion fee' for allowing change of usage from residential to commercial, CII said.
Also, part of the industrial estates should be allowed for commercial usage as this would meet the growing demand for commercial space and would make the industrial estates self sufficient, it added.
